What do we do different for managed properties?

After understanding how the Estate Agent market works we decided to change it. 

We decided we were not going to be charging "commission" on works carried out and along with that we decided to bring the monthly fee down, not only a little, but in comparison dramatically. We have the belief that if the home owner was able to bring their monthly costs down, they would in turn invest more into the property and therefore the tenant would feel appreciated and take more care of the property and so we create this cycle of a better home/better investment.
